STANDARD INCLUSION LIST

  • Site inspection by the builder.
  • Allowances for all service connections to a standard residential allotment for Sewer, Stormwater, Water Tapping and Power. 
  • Fixed price contract.
  • 90 day maintenance period.
  • 6 year guarantee.
  • Building permit & insurance.
  • Electrical layout plan at lockup stage with guided walkthrough for pinpoint accuracy.
  • Client colour consultation before and during construction.
  • Cleaning of building site during and after construction.
FOUNDATIONS:
  • Concrete  stumps as per plan. Class M soil conditions. Fall of 300mm over Building area. (*Concrete slab optional.)
FLOORING:
  • 19 mm all purpose treated particleboard flooring throughout.
  • Redried treated pine decking to decks.
  • (*Hardwood flooring and decking optional.)
BALUSTRADE:
  • Treated pine top rail and posts with Yacht wire balustrade at 80mm spacing to second story  decks.
WALLS:
  • Kiln dried  90mm Pine wall frames, studs @ 450 centres
EXTERNAL CLADDING:
  • Primeline Heritage weatherboards 300mm.
ROOF:
  • Kiln dried  Pine roof trusses @ 900mm centres. 
  • Colorbond roofing iron and guttering. 
  • Zincalume downpipes painted the same as house.
CEILING HEIGHT:
  • 2.4 meters (8ft)
WINDOWS:
  • Powder coated  aluminium sliding windows with flyscreens and locks. Standard colours
DOORS:
  • Entrance-Choice of Corinthian Urban Range with Gainsborough Contractor series lock. (540 TER)
  • Back door- solid flush panel with Gainsborough Contractor lock. (540 TER)
  • Internal- Stanford four panel with Gainsborough 100 series Carla lever passage set.
  • Standard flush pulls to sliding doors and D-Pull handles to Robes.
  • Garage – Auto sectional door and solid flush panel rear door.
ARCHITRAVES & SKIRTING: 
  • MDF 67mmX18mm Bevel edge.
INSULATION:
  • Sisalation paper to external walls and roof.
  • Pink batts insulation batts to walls R2.0 and R3.5 to ceiling.
WATER TANK:
  • 2250 Litre Nylex Plastank connected to W.C and garden tap with pump
PLASTERBOARD:
  • 10mm plasterboard to walls and ceilings.
  • WR plasterboard to wet areas.
  • 75mm Cornice throughout.
PAINTING:
  • Walls – 1 colour washable vinyl finish.
  • Ceiling – 1 colour flat finish.
  • Architraves & skirting and doors - 1 colour gloss enamel finish.
  • 3 coats of quality paint. ( Pascal colours)
  • Exterior- 1 colour to weatherboards and eaves, 1 colour to base boards.

  • 1675mm white acrylic bath.
  • 900mm Laminated vanity unit with flick mixer to suit room.

HOT WATER:
  • 315 Litre Aqua Max hot water service.
TILING:
  • Floor tiles to Bathroom, Ensuite, Laundry, Kitchen and W.C. 300mmX300mm or larger.
  • Wall tiles 2 rows over kitchen bench tops. 1 row over laundry trough.
  • Tiles in bathroom and ensuite, ALL  WALLS 2 meters high. 300mmX300mm or larger.
  • Allowance to purchase tiles $ 22 per m2
ROBES:
  • Built in wardrobes with melamine shelving with one chrome rail as per plan.
  • Linen – 4 fixed shelves.  Walk in robe as per plan one melamine shelve and chrome rail.
BASEBOARDS:
  • Treated pine to perimeter of house (Excluding bushfire prone areas)
STAIRS:
  • Internal stairs –Kiln dried pine as per plan. External stairs- Treated pine as per plan.
CARPET:
  • Allowance of $ 31 m2 for good quality builders range carpet and underlay. (Laid)
ITEMS NOT INCLUDED:

Soil test, Site resurvey, Planning permit, Window coverings, Fencing, Driveways,  Heating and cooling, Polishing floors, Handrail and balustrade to single story homes, Installation of power pit and consumer account opening fees.

ENERGY RATING, RES CODE ANALYSIS, AND B.A.L (Bushfire Attack Level) COMPLIANCE WILL VARY ON INDIVIDUAL HOUSE RATING, ORIENTATION AND HOUSE SITE, FINAL COSTING WILL BE COMPLETED AFTER ANALYSIS FROM THE RELEVANT AUTHORITY'S
